Is Waterford a Senior Living Community?

Waterford is not restricted to residents 55 and older.  A number of our residents include young families with children and many others are retired and enjoying the resort, waterways style life.  There are amenities, activities and events on site and in the surrounding area for all to enjoy.  Link to our Amenities.

Is Waterford a Gated Community?

We have remote-controlled privacy gates at primary intersections throughout Waterford, which are closed overnight and add an extra level of security for our residents. 
 
 

Is yard maintenance included in the dues?

We have several styles of homes varying in style and size.  The patio homes and the townhomes of our "Reserve" section of Waterford include yard maintenance in the dues.

Does Waterford have a sales office or offer tours of the community?

 
Waterford Master Residential Association does not sell homes or conduct tours. Home sales are handled by builders, homeowners, and real estate agents.  More information concerning HOA Fees and local taxes can be found here.

What amenities does Waterford have?

We have a beautiful recently renovated Clubhouse with a kitchen, fitness center and meeting rooms.
The Clubhouse is  by a pool, tennis, basketball, bocce and pickleball courts, and a playground.  Volleyball is offered on our sandy beach along with a kayak launch to tour our miles of canals.  We also have many walking and biking trails.

What makes Waterford special?

Waterford’s unique waterways, landscaping, amenities and welcoming neighbors are our hallmarks.  This is a well-established community with a strong, active HOA and benefiting from the lower property taxes of Brunswick County.  Located in Leland, NC, we have easy access to shopping, restaurants, medical care, and international airport along with close proximity to historic downtown Wilmington and many beautiful beaches in Southeast, NC.

What do I need to know about living in an HOA (Homeowners Association) or POA (Property Owners Association)?

When you move to an HOA/POA community you become a member of the Association.  It is an organization managed by an elected board of directors that set and enforce By-Laws, rules and regulations, articles of incorporation, covenants and restrictions.  Generally, these documents are signed during the closing process.  The budget is managed by the board of directors and a management company to maintain common areas for the benefit of the community which also helps protect property values.  You may review these HOA/POA documents by checking the Future Residents Tab or the Owners/Members Tab on our website.

What is the cost of Dues at Waterford?

The Waterford Master Residential Association dues are applicable to all Homeowners in Waterford.  If you are interested in living in the Reserve Section of Waterford in a town home or patio home an additional set of dues apply as shown here.
