CEPCO/Management Company
 
The Executive Board hires a Management Company to take care of the day to day details of managing our community. In addition, the management company is responsible for keeping the financial records of the Association, paying all bills, collecting all dues, and managing the fiduciary responsibilities of the Association.  The executive board oversees this process.
 
Waterford management does not sell homes. Home sales are handled by builders, homeowners, and real estate agents. Closing information is accessible at http://www.homewisedocs.com.
 
The present management company for the Waterford Property Owners Association is CEPCO.

Hello All Homeowners:
 
CEPCO's phone lines are monitored 24 hours a day.  During business hours, calls will be handled directly by our employees.  After-hour calls are relayed to the on-duty Community Manager.  Normal phone hours for CEPCO are 8:30 am to 5:00 pm,  Monday through Thursday and 8:30 am to 12:30pm on Friday.  Please note our offices are closed on Saturdays and Sundays.  Homeowners may contact CEPCO at any time during the day; however, non-emergency calls and emails placed after hours will not be returned until the following business day.
 
Assessment Payments

CEPCO offers the following methods of assessment payments for your convenience:
 
     1.  One-Time Payment or Recurring Payment:
 
You can make a ONE-TIME payment or set up RECURRING payments for your assessments using e-Check or by credit card. These options can be    located on the www.cepco-nc.com webpage (see registration instructions on page 4) and select your preferred payment method. When paying with the e-Check method, an additional fee of $1.99 will be assessed by the third-party processing vendor. When using your Visa, MasterCard, American Express or Discover credit card, a processing fee of 3.25% of the payment amount will be charged by the third-party processing vendor.
 
     2.  Automatic Debit (ACH):
 
With ACH, your assessment payment will be automatically deducted from your checking account each assessment period. To enroll in this feature, please contact CEPCO to obtain an ACH auto-draft form or download one by registering on the www.cepco-nc.com webpage (see the website registration instructions on page 4). Select the RESOURCE CENTER tab on the Association’s web portal (in the dark blue menu on the left side of your screen) and select "Forms" in the drop-down category menu to access the ACH form. Please complete your ACH form and return to CEPCO. There is no charge for this service.
 
      3. Lockbox Service:
 
When paying by check, please make sure to make your check payable to your Association (not CEPCO) and be sure to include your account number on the memo line with your payment. Send checks to the address provided on your assessment coupon. Association Name, c/o CEPCO, PO Box         99545, Raleigh, NC 27624.
 
     4. Bill Pay:
 
If you choose to pay your assessments using an online bill payment service or pay online through your personal bank’s online payment service, you will need to document your account number on the memo line. Please make payable to your Association (not CEPCO). Allow sufficient time for the service provider to process and mail to be received.
 
     5. Visit our CEPCO office:
 
Assessment payments can be made in person at either of our locations from 8:30am to 5:00pm Monday thru Thursday and 8:30am to 12:30pm on         Fridays. Please note our offices are closed on Saturdays and Sundays. Our Wilmington office is conveniently located at 1628 Doctors Circle, Wilmington, NC 28401, and our Leland office is located at 1022 Grandiflora Drive, Suite 100, Leland, NC 28451.
