This Waterford Community Website was developed by a Web Site Committee in 2008 to serve as an informative resource for the residents and lot owners in our community. Waterford is a lovely planned community located in Southeastern North Carolina on the north end of Brunswick County and within 5-10 minutes drive of Downtown Wilmington, NC.

We live in 19 smaller neighborhoods (link to map), each protected by a privacy gate with all neighborhoods connected by a series of recreational pathways, bridges, and streets to allow residents to walk and bike throughout the community and visit Osprey Lake. In addition, a series of waterways and canals let residents kayak or canoe from one area to another. We hope you enjoy your visit to this Website and, if registered, use the information contained herein to participate in the activities and committees which are a part of our community.

Memorial Day Celebration

Get ready for another great Waterford Day! Please join your friends and neighbors on Monday May 26th to celebrate Memorial Day 2008.

The day will start with a flag ceremony at 11:45 AM in front of the clubhouse. There will be games for the children, a bike parade for all ages, 50/50 raffle and plenty of hot dogs and hamburgers. Watch the sign boards, clubhouse postings and the website for more details on the timing of events.

In the spirit of remembering those who have given so much, all of the proceeds from the food sales and the raffle will be donated the Wounded Warrior Project. The mission of the Wounded Warrior Project is to honor and empower wounded warriors. The organization’s purpose is:

To raise awareness and enlist the public’s aid for the needs of severely injured service men and women,

to help severely injured service members aid and assist each other, and

to provide unique, direct programs and services to meet their needs.

 CLUBHOUSE LOST AND FOUND


A number of items are left behind at the Clubhouse and Pool area.  These are available for retrieval from a basket placed outside the CAMS Client Services office door (next to the exercise room).  Each item is labled with the date found.  If an item has not been reclaimed within two weeks, the item will be donated to a charity such as Habitiat for Humanity, Hope Chest, etc.  IF YOU ARE MISSING SOMETHING STOP BY AND CHECK THE BASKET.


 

 Pool Monitor Positions

Property owners/Residents who wish to earn some extra money and help to monitor our Waterford Pool are invited to submit an application for consideration to Vicki in the CAMS office in the clubhouse, or to Jane Hall, 1120 Cornell Court. If you were a pool monitor last summer, and wish to be again this summer, an application is not necessary.

Pool Monitors work from 2 –7 PM on Friday, and 10 AM – 7 PM on Saturday, Sunday, and Holidays. They are scheduled for 3-5 hours shifts on these days, depending upon availability. Summer hours begin mid-June and continue through the end of September. Pay is $10 per hour.

Although we prefer Waterford Residents for this position, we are willing to accept neighbors or friends of residents who may live outside Waterford.

Re-scheduled Annual Meeting

The official Annual Meeting was re-scheduled for 7 PM on Monday, April 14, 2008 at the Waterford Clubhouse. Four (4) candidates were nominated for two (2) Board Seats. The final vote is listed below:

John Bohm - 216
Lori Harris - 70
Linda Neustadt.- 48

Also at the annual meeting, those assembled voted to extend each director's term to end on December 31st of the year they are due to end. This will extend the present Board members' terms to December 31st of 2009. Those elected this evening will have terms which end on December 31st or 2010. Also discussed at the meeting was the possible change in our covenants that would require someone who purchases a lot to have a time limit in order to build on that lot. At present, there is no such requirement. Rich Cooper indicated he would discuss the matter with the developer to see if he was interested in changing the covenants in this manner. 


 Gate Committee News

We are still seeking volunteers from several communities - Waterfall Way, Veranda Court, Lismore Way,Natural Springs Way, & River Bay Ct. Anyone interested in joining the Gate Committe from these communities should contact the Gate Committee Chairperson.

 Annual Meetings Fail to Have Quorum


The Annual Meeting held on Tuesday, April 1st, failed to have a quorum present so certain business could not be considered. This includes the counting of ballots for the Executive Board positions available. However, the Budget was ratified which is allows by State Law even without a quorum.

The Board discussed when to have a 2nd meeting. State Regulations allow us to schedule a 2nd meeting within 30 days at which only half the number required for a quorum will be permitted to establish a quorum. The April 1st meeting required 507 units present in person or by proxy to establish a quorum. The next meeting will require 254 to establish a quorum. Since many people have already submitted a proxy ballot and each unit can be counted as "present," it is our belief that a quorum will be present at the next scheduled meeting.

The only other business our Board plans to propose is an extension of the present board terms to end on December 31st of the year the term is up. This will require a motion and passage by a majority of those persons attending the meeting.

The Board with the guidance of CAMS decided to have the re-scheduled meeting at 7 PM on Monday, April 14th at the Waterford Clubhouse. Please mark that date on your calendars if you wish to be present. 

 


 

Leland Board of Adjustment Hears Waterford Residents Speak about
Sign Variance Requests From Harris Teeter and Lowe’s Home Center

Waterford Residents spoke up for their community at a rcent hearing of the Leland Board of Adjustment held on Monday, April 7th at the Town Council Chambers. Reports indicate the homeowners were helpful to convince the Board of Adjustment members to scale down the size and number of off premise signs that will be allowed for these two big stores--Lowes Home Centers, Inc. and Harris Teeter.

Residents should try to remain aware of other variance requests being made by the owners of land or establishments being constructed in front of the Waterford Community. If residents speak up at regulatory meetings, they will have the desired effect. Thanks to those who attended this recent meeting.


 

Lot Count In Waterford

At the morning Budget Info Meeting, a couple of individuals wanted to know how many lots were owned by our developer and other builders. Bill Buckmiller, our new Manager, did the research and reports that 105 lots are owned by our Developer (Bert), and about 100 lots are owned by individuals who have at least 3 lots, the most being Stevens with 33, Logan with 24, and Veranda with 10. Excluding these lots, there are 806 lots owned by individuals, but some individuals may own more than one lot. 


Board Approves Policy About

                      Grounds Maintenance in the Gardens and Veranda 2


At the request of several homeowners, the Executive Board approved a policy allowing individual homeowners to withdraw or opt out of the Grounds Maintenance agreement provided to residents in these communities. Rich Cooper, President of the Board, explained the Builder had wanted community landscaping included in these communities, but had failed to include wording about this in the Contracts for these homes. The Board was unable to enforce compliance without the legal justification for doing so.

After woking for several months to estabish "standards" for all homeowners in these neighborhoods, the Board passed a policy allowing them to withdraw from the community contract. Details can be read on the Landscaping Committee's Page.
